Park Station has long been one of the most popular condominium complexes in Park City. With its terrific bottom-of-Main location, a block away from Town Lift Plaza, it’s terrifically convenient for discovering all Park City has to offer, year-round, whether or not you have a vehicle.
And it’s a great place to own. Rod Jasmer, a published author who has lived and traveled around the world and who currently splits his time between the lakes of Minnesota and mountains of Utah, purchased Park Station 213 in 2013. From the time he bought it he contemplated changes he wanted to make, to maximize rental potential. Jasmer made a number of small improvements to the ground floor 2-bedroom unit each year, such as installing new windows and adding new beds. In 2015/2016 the plan was to remodel the bathrooms, however during the final design stage he cancelled the entire project as the transitions between the new bathrooms and yet-to-be-determined kitchen remodel were not coming together. He feels that turned out to be a great decision as the new bathrooms would have had a dated style and would have been expensive to complete on their own. This year he completed a full, $130k renovation, which ultimately allowed for a seamless theme throughout the unit, a choice he feels was “far superior”.
Jasmer started interviewing possible contractors in the fall of 2017. From the interviews he created a detailed set of specifications, and put it out to bid. The remodel started the week after ski season (mid-April 2018) and was completed before Christmas, 32 weeks later. The results are stunning, and while Jasmer says he hopes that increased rentals will offset the remodeling costs, “It is also an investment in the future and a beautiful place to stay.”
Jasmer has advice for anyone thinking of remodeling their own rental unit or home. “An experienced designer can really help the process and can aid in construction management if you cannot always be there personally”, he says, “Do not be afraid to push the design limits. Just because something hasn’t been done before or it is not the typical use of materials, if you think it might work, try it.” He believes that several of the best changes made to Park Station 213 were completely leaps of faith. “It also is a great feeling when it all comes together in the end and it looks even better than expected,” Jasmer concludes.
