Park City Lodging Rental Policies and Information

Payment Policies:

Park City Lodging requires a minimum stay of two nights (summer) and three nights (winter) and some properties MAY require a stay of four or more nights. A deposit of 40% of the lodging is required at time of booking. The remaining balance is due 45 days prior to arrival. If a reservation is made within 44 days of arrival, full payment is due at the time of booking. There is a $50 change fee for any revisions to a reservation after receipt of deposit and we do not allow nights to be dropped less than 30 days prior to arrival.

Cancellation Policies:

Cancellations made 45 or more days prior to arrival forfeit $300 or deposit if less than $300. 

Cancellations made between 44 - 30 days of arrival forfeit deposit. 

Cancellations received within 29 days of arrival FORFEIT FULL PAYMENT.

There are no refunds for late arrivals or early departures.

Please note, we are pleased to extend a 24-hour complimentary cancellation window allowing you to cancel your reservation without penalty once a deposit is received. No refunds will be given for late arrivals or early departures. 

Trip Insurance (HIGHLY RECOMMENDED):

Optional Travel Insurance can be added to your reservation to protect you in the event of unforeseen circumstances requiring the cancellation or interruption of your trip. The cost is currently calculated at 7.1% of the total cost of your trip. LEARN MORE about all the benefits of Travel Insurance or contact your Destination Specialist for a policy description.  The policy provides some “no snow” coverage!  (COVID-19 is covered under the basic policy).

Optional Vacation Rental Damage Protection:

We understand that even the most careful guests may cause accidental damage to a property during their stay.  For that reason, we offer a damage protection policy at a cost of just $49 to cover you and your traveling party. 

As part of your reservation, you may purchase Vacation Rental Damage Protection to cover accidental damage to the rental unit during your stay. Damage must be disclosed to management prior to checkout. If purchased, the Plan will pay a maximum benefit of $3,000. Any damage that exceeds $3,000 or is not covered under the Plan will be charged to the credit card on file. Vacation Rental Damage Protection can be purchased up to, and including at, check-in. Certain terms and conditions apply. By submitting payment for this plan, you authorize and request Customized Services Administrators, Inc. d/b/a Generali Global Assistance & Insurance Services to pay directly [Company Name] any amount payable under the terms and conditions of the Vacation Rental Damage Protection Plan. The plan cost includes the insurance premium and assistance services fee. Check in Time 4:00 PM and Check-out Time 10:00 AM

Early check-ins cannot be guaranteed. There may be an additional night’s lodging charged if a property has not been vacated by 10:00 AM. 

Lodging Relocation Policy:

Each reservation is placed in a privately owned home or condominium. Park City Lodging is limited in our ability to change lodging assignments once a deposit has been received for a specific property. In some situations, maintenance and other unforeseen circumstances may demand relocation to an alternate and comparable property. We do not guarantee specific properties.

Check-in Procedures:

A valid credit card number is required at check in to be used as a security deposit for incidentals, and excessive cleaning or damage that occurs in the unit.  We accept most credit cards.  If a credit card is not available, a $1,000 cash deposit is required and will be held for 45 days after departure. Please call and give names of the guests who may be checking in if different on the reservation. 

All Properties are designated as NON-SMOKING and NO PET PROPERTIES.  

Violation of the No Pet- No Smoking policy will result in a $1,500 fine plus any damages.   

Housekeeping Policies:

All homes and condominiums are fully equipped with linens, soap, and paper supplies. We also supply the first morning’s coffee and a small single-use salt and pepper shaker.  A midweek linen change and light clean is provided when staying 6 or more nights-IN WINTER ONLY.  Additional services are available at a minimal charge.  Cribs and rollaway beds are available for an additional charge.  Park City Lodging follows a strict NO PETS/NO SMOKING policy.   

Unclaimed Property:

Park City Lodging will not be held liable for articles left in the unit after departure.  Unclaimed items will be discarded after 30 days.  

Complimentary Wi-Fi:

Our complexes and homes are equipped with complimentary Wi-Fi Internet. Although we desire and expect that Wi-Fi service is available and problem free throughout your stay, there are instances when the Internet may be down for technical or other reasons. Our promise is that we will make every effort to resolve any and all issues when they are reported, but there may be small windows of time without service that are beyond our control. As this is a complimentary service, there will be no refunds given for loss of Wi-Fi access during your stay.
