Park City UT Vacation Rentals ~ Policies and Information
All winter rates are per night, with three different rate seasons: High, Low, Regular.
Summer rates are given as nightly rates for either 2 night stays or 3+ nights, and special rates for monthly stays (no monthly rates in winter). NOTE: not all properties are available for rent in summer months, and some properties rent for nightly rentals in summer but not by month.
DEPOSIT: An initial deposit of two nights’ lodging is required at time of booking to guarantee the reservation. The balance in full is due 45 days prior to arrival.
Minimum Night Stays (required at all times):
During the Winter Season (2009-10) all condominiums and townhomes have at least a 3-night minimum stay; during “High” season periods of late December and late January most will have 5-7 night minimum stays.
Homes and Townhomes of 4-6 bedrooms will generally require a 4-night minimum stay at all times, unless your dates fit in closely with another booking. “High” season periods will require 7 night minimum stays. A few of our largest luxury homes will require a 10 night minimum for the Sundance Film Festival (January 21 – 31, 2010).
Sorry, we do not book shorter than 3-night stays during the winter.
All Reservations Are Subject to a Non-Refundable $35.00 Reservation Fee
All Reservations Are Subject to Resort Fee (3%) and Lodging Taxes (10.76%
All properties managed by Park City Lodging, In. are designated NO SMOKING and NO PETS units. Failure to abide by this policy will result in substantial cleaning charges and eviction.
All private hot tubs are de-activated in the summer months. A surcharge and advance notice is required to activate them in time for your stay.

Commissionable to all IATA approved travel agents (nightly and weekly rentals only). NOTE: summer monthly rates must be regarded as “NET” rates and are not commissionable.
CANCELLATIONS:
Cancellations made more than 45 days prior to arrival forfeit $235.00 ($200.00 per unit cancellation fee plus $35 non-refundable reservations fee).
Cancellations made 30-45 days prior to arrival forfeit two nights’ lodging.
Cancellations made less than 30 days prior to arrival forfeit full payment.
Optional travel insurance is offered for additional cost and is highly recommended to protect against a variety of problems which could delay or prevent your enjoyment of the lodging you have booked and your Park City vacation (see below).
Each reservation is placed in a privately owned condominium or home. Park City Lodging is very limited in our ability to comply with requests to change assignments for a specific property once a deposit has been received. Individual owners receive each booking and have forgone other opportunities to rent their property.
NOTE: onvery rare occasions maintenance issues or other unforseen circumstances may require that we relocate your booking to an alternate accommodation of comparable or superior quality.
We highly recommend (optional) Travel Insurance which can be booked with the reservation at time of booking. This protects against certain unforseen circumstances which might interrupt or cancel your trip.
